No shoes are allowed inside the house. Slippers are provided. Please use them.
No smoking in the property.
Cooking: Use the rangehood and open the kitchen window when cooking. Avoid excessive smoke or strong lingering odours, as these can be difficult to remove. After using the oven, ensure it is turned off and any food spills are cleaned up.
Quiet hours: Only applies to the outdoor area - after 10:30 pm
Visitor policy: If you would like to invite guests other than those who are staying at the property for a short visit, please feel free to do so. However, for an overnight stay, you will require approval from No. 39.
Pet policy: Unfortunately, the property is not suitable for animals, as parts of the fencing and gates may not safely contain pets. To help maintain the quality of the timber flooring and furniture for all guests, we kindly ask that no pets be brought onto the property.
Fire pit rules: Only use the firewood provided in the guest bucket or firewood purchased separately. Firewood stored elsewhere on the property is not for guest use. Never leave the fire unattended. Ensure it is fully extinguished after use, and do not use during a Total Fire Ban or high fire danger conditions. Please check current NSW fire restrictions before lighting a fire.
Respect for neighbours: Please note that No.39 and No.39A are located in a quiet residential area. We kindly ask all guests to respect our neighbours by keeping noise to a minimum, especially during the evening and early morning hours.
Rubbish & Bins: Bins are located in the outdoor area. Please place all rubbish in the appropriate bin before checkout.
Checkout instruction: Place used towels in the bathtub. Put all rubbish in the bins provided. Place all used dishes in the dishwasher and start the cycle. Turn off lights, heaters, and appliances. Lock the house and return the key to where you found it, then lock it securely.
Parking: Free street parking is available on the No.39 side of Gay Street. Please do not park in the lane area of No.39A. Guests staying at No.39 may also park at the front of the house if the space is available.
Weber BBQ: After use, please clean the grill using the tools provided.

Guests are expected to leave the property in a reasonably clean and tidy condition. Additional cleaning charges may apply for excessive mess, stains, odours, or breaches of house rules requiring extra cleaning.
Where applicable, an itemised invoice for the additional cleaning work will be provided.

Guests are responsible for any damage to the property or its contents beyond normal wear and tear, including furniture, games, linen, towels, appliances, and household items. Damaged items will be repaired or replaced at the guest's expense with the same or equivalent quality item.

Smoke Alarms & Fire Safety:
Smoke alarms are installed throughout the house for guest safety.
The fire extinguisher and the fire blanket are located in the green wardrobe in the study area.
Fire pit safety instructions: Please use the fire pit safely and never leave it unattended. Ensure the fire is completely extinguished after use. Do not use during total fire ban periods. Children must be supervised at all times.
Security Camera Disclosure:
An exterior security camera is attached to the main residence and monitors the outdoor area of No.39 and No.39A for safety purposes only. There are no cameras inside the accommodation.

Parents and guardians are responsible for supervising children at all times while staying at the property.
Any damage, breakage, staining, excessive wear, or additional cleaning required as a result of a child's actions will be treated in the same manner as any other guest-caused damage. The booking guest will be responsible for the cost of repair, replacement, or additional cleaning required to restore the property to its original condition.
No exceptions will be made on the basis that the damage was caused by a child. By staying at the property, guests acknowledge and accept responsibility for the actions of all members of their party, including children.

For safety, insurance, emergency management, and compliance purposes, all guests staying at the property must be accurately declared at the time of booking.
Guests are required to provide:
The total number of adults and children staying at the property.
The age group of any children included in the booking.
Only registered guests are permitted to stay overnight at the property.
If additional guests or children are identified who were not declared at the time of booking, the booking guest will be required to update the reservation and pay any applicable additional guest fees. This requirement applies to all bookings, including those made directly and through Airbnb or any other booking platform.
Failure to accurately declare all guests may result in additional charges, cancellation of the booking, or termination of the stay in accordance with the property's terms and conditions.
No exceptions will be made to this policy.
